This home demonstrates how simply the core concepts can be integrated into home design, how affordable these features can be, and how their integration results in a marketable, value added, stylish product.

This home is a 1975sqft slab-on-grade bungalow with an attached 3 bay garage. This 3 bedroom – 2 bath design was built as a Tarion registered spec home on an oversized building lot in a rural village in Ontario.

The core components of Visitable housing where selected and integrated into the design to maximize the potential client base. This home was marketable to 100% of buyers in the price point; from young professional families to retiring seniors with care needs. This was achieved with minimal expense (approximately 2% increase in construction costs), which were added directly to the sale price. The home was purchased by a retired couple who intend to utilize the Visitable components over time.

Unique to the area, a frost protected shallow foundation system was used (detail included in the photo section). This system allowed us to bring grade up towards finished floor height as needed, resulting in a level entry for both the main entrance and the garage. The site is also located near a lake and the shallow foundation system will also ensure that water table penetration will not be an issue. The third garage bay was added to the design for any storage needed created by not offering a full basement.

Energy efficiencies where selected with a cost vs return approach and included upgraded windows/doors, increased insulation values, and appliance efficiency.
